Terms & Conditions

Alzando Ltd ("Alzando", "we", "us") provides property optimisation consultancy services for short-term rental hosts, including listing audits, implementation support, property visits, managed listing services, turnover cleaning coordination, and new listing setup.

By purchasing or using any of our services, you agree to these terms. If you do not agree, please do not proceed with an order.

When you place an order through our website or via email, you are making an offer to purchase the specified service at the stated price. We will confirm acceptance of your order by email.

• All prices are listed in GBP and include VAT where applicable
• Payment is required in full before work begins, unless otherwise agreed in writing
• For managed listing services, recurring fees are billed monthly
• We accept payment via bank transfer and major card providers

We aim to deliver completed work within the timeframes stated on our website or agreed at the point of order:

• The Audit: delivered within 5 working days of receiving your listing URL and payment
• Implementation: timeline agreed on a per-project basis, typically 5-10 working days
• Styling Direction: scheduled at a mutually agreed date, subject to availability
• New Listing Setup: typically 7-10 working days

All deliverables are provided digitally (PDF reports, shared documents, or direct platform edits) unless a physical visit has been arranged.

You may cancel an order before work has begun for a full refund. Once work has started:

• If we have completed less than 50% of the deliverable, we will refund 50% of the fee
• If we have completed 50% or more, no refund is available, but we will deliver the completed work
• For managed listing services, you may cancel with 30 days' written notice

To allow us to deliver our services effectively, you agree to:

• Provide accurate and complete information about your property and listing
• Grant necessary access to your listing platform(s) where required
• Respond to our requests for information or approval in a timely manner
• Ensure any property we visit meets basic health and safety standards

Delays caused by incomplete information or late responses may extend delivery timelines. We are not liable for delays outside our control.

All reports, recommendations, copy, photography guidance, and other materials we produce remain the intellectual property of Alzando Ltd until full payment has been received. Upon payment:

• You receive a licence to use the deliverables for your own property listing(s)
• You may not resell, redistribute, or share our materials with third parties
• We retain the right to reference the engagement (without confidential details) in our portfolio and marketing

Our services are advisory in nature. While we draw on extensive experience and data, we cannot guarantee specific outcomes such as increased bookings, revenue, or review scores. Results depend on many factors beyond our control, including market conditions, platform algorithms, and your own actions.

To the fullest extent permitted by law:

• Our total liability for any claim is limited to the fee you paid for the relevant service
• We are not liable for indirect, consequential, or incidental losses (including loss of revenue or profit)
• Nothing in these terms excludes liability for death, personal injury, or fraud

We treat all client information as confidential. We will not share your property details, financial information, or listing credentials with any third party without your express consent, except where required by law.

You agree not to share the contents of our audit reports or proprietary recommendations with competing consultancy services.

These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
